Location

The property is located in the Quarter of Choiseul at Morne Sion, directly at the Caribbean coast in a natural landscape with indigenous people and nature. There are 3 beaches in short distance, the closest 50 meters from the property, another further north 5 Minutes by car and south to Choiseul the beach Sabwisha at 10 minutes driving distance. The fishing village Choiseul is at 15 minutes driving distance. The natural trail to the rain forest by the pitons is at 30 minutes distance. The international Airport Hewanorra ist at 30 minutes driving distance at the town Viewfort. Further north you find the Soufriere with its sulfur springs and typical West-Indian laid-back culture of a town formed by traditional fishing. The capital Castries and the very touristic area Reduit is located in the north and 1.5 hours away.

Infrastructure

You can reach the property by a small road along the coast or from the road at Fond Doux. The estate has access to electricity and water. The vegetation is typical for St. Lucia like palm trees, plums, mangoes and other tropical growth. You will find all necessary infrastructure as supermarket, bank, post office in the close Choiseul village. In addition you will get here every day fish directly fresh from the see as well as all kinds of tropical fruits and crops. Local and international restaurants are spread all over the countryside as well as the typical rum shops which invite you to relax and enjoy the amazing golden twilight and sunsets at this part of the island.

Use

The use of the land is very flexible since the relief is gently sloping and therefore the construction of many houses on the property is possible without interfering with the outrageous view of each house. The construction of one big house up to a resort of several smaller houses is possible. The owners have made already an architectural plan for a big wooden (green heart) house with two units of 2 bedrooms, 2 floors, swimming pool, water tanks, solar system, all embedded in a French Victorian style. The exposure to the sea allows also the use and construction of a windmill. There is no house on the property now, just walls of the windmill as indicated on the photos. The touristic use is supported by the government with duty free and import licenses.

The south at Choiseul is a little laid back, however you find there a very friendly and hearty community where you can experience real West Indian life. Indigenous people as well as tourists enjoy the attractions of the countryside and a quiet life in the tropical nature. The biggest parish of Saint Lucia Choiseul is maybe one of the nicest places in the caribbean since you will rarely find such a variety of preserved and beautiful nature in the windward island as in St. Lucia, which is also the reason why people call it the Pearl Of The Caribbean.

How to buy a property on St. Lucia

Saint Lucia is part of the Common Wealth and basically Common Law applies. In addition national Statute Law has to be followed and therefore in the act of purchasing a property the national Land Registry Act needs to be considered. When you buy a property in St. Lucia you have to consider in particular: The purchase goes through a lawyer which is in St. Lucia as well a notary. Payment of the purchase price shall be done only if the court registry and the land registry is free from any rights of third parties and if the purchaser has a priority notice in the land registry so that the property cannot be sold to others during the procedure of purchase. Purchase from a person or a company which has a deed or is registered in the land registry is simple. Family Land however can only be purchased with consent of all the family members. This is often not easy since also in the case of a power of attorney of the family to one person there might be other unknown members who have not signed the power of attorney. If you are not Saint Lucian citizen you need an alien holder´s license which is easy to get at the Registry. If you buy as a company this license might not be necessary. A purchase by a company allows you also to get duty free licenses if the intention of the purchase is touristic. If you need help the owner will assist you in any matter to avoid any risk.

A lot of famous people loved this part of the island of St. Lucia. Mick Jagger stayed in a coco plantation in Choiseul not far from the property.
